Our Planning Consultancy Services – Securing Planning Permission for Your Projects

At Daniel White Planning Services, our primary goal is to help you secure planning permission for your projects. We Provide A Range Of Services Including:

Site Appraisals and Feasibility Studies

We conduct thorough site appraisals to assess your project’s potential. We analyse the site in detail against Local Planning Authority policies, evaluating the likelihood of securing planning permission. We outline the best course of action for your development and provide a comprehensive report summarising various options and outcomes.

Submission of all types of Planning Applications including Householder, Pre-Applications, Full Applications, Outline and Reserved Matters, Permission in Principle, Change of Use, Variation of Condition, Listed Buildings and the Discharge of Conditions.

Managing the planning process from start to finish, liaising with relevant specialist consultants, managing them, and using their reports to support the submission of the Planning Application. Collating the reports and drawings ready for submission of the Planning Application.

Monitoring and managing the Planning Application through to the Decision Notice being issued. Advising the client of the next steps, including the discharge of any planning conditions, and any financial obligations. Advising timeframes of when financial payments are required, and advising on whether it would be appropriate to take the application to Planning Appeal.

Planning Appeals

As the Planning Consultant we would review the Planning Decision Notice, and advise the client whether it would be appropriate to take the application to Planning Appeal, either by way of a Written Submission or attendance at a Planning Appeal Hearing. Both of which would include a Rebuttal Planning Statement and any appropriate revised or new reports and drawings used as part of the submission.

If it is considered appropriate to take the application to an Appeal Hearing this would involve a Rebuttal Planning Statement and any appropriate revised or new reports and drawings together with attendance at the Planning Appeal Hearing for the day or more where appropriate representing the client and speaking on their behalf.

Planning Committees and Parish Council Meetings

Preparing a Planning Committee Speech on behalf of the client, attendance and speaking at the Planning Committee to convince the Planning Committee to agree with our views on the planning application and responding to any questions they may have.

Liaising with the Local Parish Councillors to discuss the application site, and attending a Parish Council meeting where appropriate, to discuss the application in detail to endeavour to gain their support for the application.

Creation of Documentation to support Planning Applications including Pre-Application Statements, Planning Statements and Design and Access Statements.

These documents will be used to support the submission of a Pre-Application or Planning Application and explain to the Council how the application is policy compliant and why planning permission should be granted.

Call for Site Submissions

Writing a Planning Document on behalf of the client, using specialist reports and drawings where relevant, explaining to the Council why the site should be allocated as part of the Local Plan. Monitoring the submission and relaying any feedback to the client and advising the outcome.

Project Management including Aappointment and Management of Multidisciplinary Consultant Teams

All Planning Applications will more than likely require specialist reports and drawings and as the Planning Consultant, we would manage those specialists ensuring that their reports and drawings are correct and support the Planning Application.

Section 106 Agreements, Unilateral Undertakings and Community Infrastructure Levy (CIL)

Liaising with Local Planning Authorities and Planning Solicitors for the client to bring together a S106 or Unilateral Undertaking (both legal documents) agreement including financial contributions such as CIL (Community Infrastrucutre Levy), trigger points and agreeing the wording of each legal requirement.

Community Engagement Strategies

Reaching out to the Local Community regarding your Planning Application via a number of means such as via flyers, letters, web pages and Public Consultation Events. All of which will explain to the Local Community the benefits of the Planning Application and endeavour to gain their support for the proposal.

Public Consultation Events

Arranging and running Public Consultation Events both in person and virtually ,for both Local Councillors and the public, in which people can ask questions about the Planning Application. They will then have a better understanding of the application prior to its submission, and endeavour to obtain their support for the proposal.

Heritage Applications

These are for Listed Buildings which are often also in Conservation Areas and need planning permission to make changes to the property, which you would normally be able to do without requiring Planning Permission.

We work closely with Historic Building Consultants who can provide expert support such as Heritage / Conservation Statements, to support the Planning Application.
